How do property leads work?
The listing agent always gets first priority when we can identify and contact them. Ads are a clearly labeled last-resort connection—not a way to take inquiries from known or claimed agents.

First priority
Has an agent claimed this listing?
Yes: the claimed agent’s profile is used first. If their profile has an email, the inquiry is emailed directly to them and the buyer is told who received it.
If the claimed profile has no deliverable email, we show the agent’s available phone/contact information and original source instead of silently sending the lead to someone else.
Unclaimed listing
Did the public listing source provide an agent email?
Yes: the inquiry goes directly to the listing agent identified by the original source. It is not redirected to a brokerage administrator or advertiser.
No: the system continues to the contact-information check.
Direct contact
Is there an agent name, brokerage, or phone number?
Yes: the page identifies the listing agent and shows every available direct contact method. A phone number becomes a WhatsApp link, and the original listing source is included.
Because there is no deliverable email, the site does not pretend an inquiry was forwarded. The buyer contacts the known agent directly.
Only when no agent information exists
Was a promoted local agent displayed with the inquiry?
Yes: the inquiry may go to that promoted agent. Both the form and confirmation identify them as the promoted local agent, not the listing agent.
This fallback is considered only when there is no claim, agent name, brokerage, email, or phone on the listing.
Final fallback
No promoted agent is available
The buyer is directed to the original public listing source to look for current contact details. We do not claim that an agent was notified when nobody received an email.
Why information can be missing
We can only use what public sources provide.
Belize Real Estate Map collects listing information from publicly available real-estate websites. Some sources publish a complete agent profile. Others publish only a phone number, a brokerage name, or no listing-agent identity at all. We cannot reliably identify a person when the source does not disclose them.

Can an advertisement take a lead from a claimed listing?
No. A claimed listing is resolved first. The claimed agent’s profile takes priority over every advertisement displayed on the page.
When can a promoted agent receive an inquiry?
Only when the listing has no claimed owner and the public source supplied no agent name, brokerage, email, or phone. The promoted agent must also have an active listing-page campaign shown with that inquiry.
Why do some listings have no agent email?
Listings are collected from publicly available property websites. Some sources omit the listing agent, publish only a name or phone number, or do not provide a deliverable email.
How can an agent guarantee their inquiries route correctly?
Create a free agent profile, claim the listing, and keep the profile email and phone current. Claimed listings always receive first priority.
