Use normalized net operating income
Start with collected revenue, not advertised rent. Subtract ordinary operating expenses, management, insurance, property taxes, maintenance and a realistic vacancy allowance. Keep financing and owner-specific taxes outside net operating income so properties remain comparable.
Normalize one-time items and related-party expenses carefully. A low payroll number may reflect unpaid owner labor, while a recent renovation may temporarily suppress maintenance costs.
Stress-test the investment
Model slower occupancy, lower rent, higher insurance, utility increases, repairs and a longer resale period. For tourism assets, test both a normal low season and a severe disruption scenario.
